Meet Your Team

Josh Shultz

Josh is well-rounded and highly experienced in the construction industry. After graduating Magna Cum Lade in Business Administration from Oregon State University, he went to work for the largest and most successful homebuilder in the Portland, Oregon area, DR Horton "America's Builder," joining as an Assistant superintendent. After 6 months on the job, he was hand picked by Horton's division president to be cross trained in customer service, on a management career path. Josh spent the next 2 years in the warranty (customer service) department managing all claims for over 700 homes, and learning first hand how the smallest oversights in construction can have substantial consequences on homes and the families who own them. While in warranty, Josh's always positive attitude, hard work ethic, attention to detail, and follow through set him apart as he earned several company awards including most completed claims by a warranty representative in the Portland, OR / Vancouver, WA Division. When he completed his cross training, Josh was offered the position of structural warranty supervisor for the division, but believed he would be more effective in the construction department.

At 26 years old, Josh became the youngest Superintendent in DR Horton's Portland division, managing the full schedule of a 94 home subdivision. Josh mentored from some of the best construction minds in the Northwest, and constantly strove for higher standards. Within 6 months his team had become #1 ranked in the division across several metrics, including build time, purchase order extras (overall cost), cleanliness, customer surveys, and number of warranty claims received

Josh spent the next 3 years building homes all across the Portland metropolitan area, learning more and more at each site. As his arsenal of construction knowledge and skills grew, he kept expanding his role as a superintendent. Subcontractor development, plan revisions, purchasing oversights, scheduling systems, and many elements outside his job description, Josh engaged in to improve the division's processes and efficiency. At 29 years old Josh was widely recognized as a veteran superintendent and leader in the construction division. He was called upon time after time to turn around job sites, train new hires, and ultimately was chosen to lead the highest end product line subdivision in the division, Emerald HomesJosh was appointed by upper management to represent all construction superintendents on both the Division Safety Committee as well as the Training Committee, setting safety and training policies and procedures for the entire division of Portland, Or and Vancouver, WA.

After more than 5 excellent years with DR Horton, Josh chose to return home to the East Coast and take his Dad up on an idea of starting a Design-Build firm together in North Carolina. He is forever grateful for all of his experiences and knowledge gained from DR Horton, but he is thrilled for the opportunity to fulfill a lifelong dream of building homes alongside his Dad with his wife Melissa by his side. 

Dave Shultz

Dave brings a wealth of knowledge and extensive hands on experience to the Lakeshore Team. He graduated from Virginia Tech with a five year professional degree in architecture, pursuing his passion for both arts and building. While in college, Dave was constantly lending his hands to friends and relatives as they built their first homes, docks, gazebos, landscapes and ancillary structures, where he learned every aspect of residential construction from a first person perspective. These experiences drastically increased his value as an architect, as Dave not only had the ability to draw buildings, but could carefully craft and design his work to meet the practical requirements of the engineers and tradesmen in the field. Dave has both designed and built several of his family's homes throughout his lifetime, homes that truly stand out and are a beacon for gathering and recreation in his local communities. Dave's homes have raised neighborhood property value and been instrumental in a sense of welcoming and friendship amongst new and old neighbors alike.

After earning his architectural degree, Dave pursued and excelled as an architectural project manager in North Florida. During his 40 year career in art, design and project management, he oversaw wide variety of projects from the drawing board all the way through to the transfer of keys. Dave's attention to detail is second to none, and his diligence in ensuring that even the smallest design details were polished was instrumental in delivering innovative solutions to projects from multi family and senior living to K-12 schools and universities for over 4 decades. His ability to draft plans rooted around the clients lifestyle, economic and recreational needs is second to none. Dave is an exceptional problem solver and leads teams to quickly solve issues by creating pragmatic and result driven solutions. Recognized for his knowledge of planning schematics, schedule management, and cost tracking through a collaborative and team oriented style, you can rest assured that every aspect of your next project is in good hands.
